Sims 3 stuttering like crazy!

Hi everyone!

My game is lagging so much that it's unplayable, I have all Sims 3 EPs, no stuff but I have around 2Go of CC which is not much.

What annoys me the most is that my computer is very powerful and I know a lot about IT, I built my PC, plus I play Skyrim, Max Payne and GTA IV maxed out at the moment with no lags at all, I find it pretty crappy that a 2009 game makes my PC look like crap, it's kind of sad/funny actually. Undecided

I tried many (maybe all) solutions I've seen on the internet about Sims 3 lags but nothing changed my situation, does anyone knows a new and updated solution?

I tried a new game and it didn't work either, actually I never got passed 3-4 sims days since last week because it's just boring playing with so much stuttering...

I really want to play this game, it's been a week now, some help would be very appreciated!
